Financing Options

Most buyers don't realize how many financing options are available. The right loan type can mean thousands in savings — both upfront and over the life of your mortgage.

Conventional Loan

The standard mortgage. Requires a credit score of 620+ and 3–20% down. If you put down less than 20%, you'll pay PMI until you reach 20% equity. Best for buyers with good credit and savings.

FHA Loan

As little as 3.5% down with a 580+ credit score. More flexible on credit history and debt-to-income ratios. Best for buyers with lower credit scores or limited down payment funds.

VA Loan

Available to veterans, active military, and eligible spouses. Zero down, no PMI, competitive rates. If you qualify, this is consistently the best deal in mortgage lending.

USDA Loan

Zero down for rural and some suburban areas. Income limits apply. Several outer western-suburb and Fox Valley communities qualify — worth checking even if you're not sure.

Down Payment Assistance

Illinois offers several programs through IHDA that cover part or all of your down payment and closing costs. I work with lenders who specialize in these programs and can help you understand what you qualify for.

The 14-day window: You have 14 days to apply with multiple lenders and all inquiries count as one hard pull. Use it — even a 0.25% rate difference saves tens of thousands over the life of a loan.

Shopping Before Getting Pre-Approved

You fall in love with a home, then find out you can't afford it — or lose it to a buyer who already has financing in order. Always get pre-approved first.

Only Looking at the Monthly Payment

The real cost includes property taxes, insurance, HOA fees, maintenance, and utilities. A house that looks affordable on paper might stretch you thin once you run the full numbers. I help you see the complete picture.

Skipping the Inspection

Never waive the inspection unless you fully understand the risk. An inspection catches issues that cost thousands to fix. It's your best protection as a buyer.

Big Financial Changes Mid-Process

Don't change jobs, open new credit, make large purchases, or move money between accounts while under contract. Any of these can derail your financing at the last minute.

On buyer's agents: I represent your interests — not the seller's. I negotiate on your behalf, identify red flags, and guide every decision. As of 2024, buyer representation agreements are required — know what you're signing and what you get.
